Property Condition Check
Most municipalities have tenant habitability and retrofit requirements. These can include requirements that regulate the number and type of smoke detectors, carbon monoxide detectors, water heater strapping, and other rules concerning the habitability of a rental unit. We will inspect your home and let you know if you have any deficiencies that need to be addressed prior to renting the property. In Pasadena, you must obtain a Certificate of Occupancy prior to renting or selling your condominium. See more here.
Marketing the Property
We market your property on Multiple Listing Service (MLS), Zillow, Trulia, Westside Rentals, Craigslist, and other media outlets. We take the photos, prepare and post the listings. Maximum exposure is important in commanding higher rents. We analyze market rents and will work to get you the highest rent possible.
Showing the Property
We handle phone calls and emails from prospective applicants. After pre-qualifying the applicant we make an appointment to meet the applicant and show them the property. If the prospective tenant likes the property we provide them with a Fair Housing Complaint Application Packet which explains the application process.
After receiving a completed application(s), we begin the screening process. This consists of making sure we receive all documentation from applicant and running credit checks and background checks which consist of criminal and prior eviction checks, as well as contacting any prior landlords, current and past employer references to determine best possible applicant for the property.
We utilize California Association of Realtor forms as the basis for all lease agreements and related documents; lead paint disclosures, and addendums. We ensure the lease is properly filled out, and executed by the tenant and you, the property owner. Protecting you, your property, and rental income is our highest concern.
Tenant Move-In Inspection
At the time the tenant takes possession of the property, we conduct a walk through inspection with the tenant. We document the condition of the property, take photographs, and have the tenant sign off on the inspection report. This protects you, the owner, from any conflicts that may arise at the time of the tenant’s departure at the lease’s end or termination of vacancy.
$495 one time fee per lease
Our fee is due and payable only after we have placed a tenant in your property and you have received the security deposit and first month’s rent.
What some of our clients say
My husband Patrick and I recently re-located up to Portland Oregon for work. We have a lovely home in Pasadena and since I was (and still am) a bit leery of a long-term commitment to the Northwest we decided to maintain our home in So Cal and rent it out.
He set an appointment to meet with us and review the property, ask about our needs and provide us with information and recommendations. It didn’t take long for us to see that Boris would be the agent for us and we have been very happy with the decision.
When our schedules changed and we had to hasten our move to start the jobs, he took the reins and coordinated all aspects of preparing the house to rent, from coordinating repairs to cleaning services. He found us an ideal couple as tenants and performed all the contractual agreements with expediency. We wholeheartedly recommend Boris as a real estate agent and property manager to our friends – you could truly not be in better hands.
